  • Booking Policy Summary

    We want all our guests to have a great break with us, and to have the same high quality experience. In general, to book with us:

    The lead person booking must be aged 18 or above at the time of booking.

    At least one of the guests must be aged 18 or above. Children must be accompanied by at least one adult.

    No additional, non-paying visitors can be invited to stay.

    This is a small, friendly site, so please respect your neighbours, keep the noise to a respectable level. There is a 10:30pm to 7am quiet period, where we ask all guests to be considerate of one another, and keep the noise down. If you are looking for a location for an all night party, this is not the location.

    To keep costs down, we ask you to ensure all of your litter is in a relevant bin, or taken from site when you leave.

    If you are found to be in breach of these conditions during your stay we reserve the right to ask you and your party to leave, with no refunds given.

    In particular consideration to Glampers in Bell Tents or Yurts

    There is a strict no pets policy, either staying or visiting the bell tents.

    For our family bell tents, there is a maximum of 4 people per tent.

    For adult bell tents, there is a maximum of 2 people per tent.

    Check-in is from 4pm onwards on the first day of your stay. You will not be able to access your bell tent before 4pm, due to housekeeping.

    Check-out is 11am on the morning after your last night. Unfortunately we are unable to offer late check-out due to housekeeping.

    All bed linen is included.

  • Camp Fires, Firepits & Barbeques

    Fire in the countryside in the dry summer months need to be respected at all time. Dependent on season, we may decide that campfires are not permitted due to overriding safety concerns. Outside of these times, campfires are only permitted in designated areas and must be tended to at all times.

    Each bell tent has its own fire pit, that is placed a safe distance away from Bell Tents. Even though the Bell Tents are certified fireproof to BS 7837:1996 standards, you are expected to keep the firepits a safe distance from tents, hedges, cars, or any other property that could be damaged. All fire pit fires must be tended to at all times.

    Fuel for our firepits must be bought from us. The metal firepits take a special type of charcoal, which we stock.

    Guests’ can bring their own barbecues, but must operate them in accordance to the same safety considerations as our own firepits and campfires, as above.

    If you bring your own barbecues, please ensure you do not damage property with them. We have had examples where guest have placed portable barbecues on top of wooden tables, and burnt the table top.

  • Cancellation Policy

    In the event that you are unable to stay with us, we are not able to provide a refund or rearrange your booking. This includes adverse weather conditions which might affect your travel.

    We suggest that you take out suitable travel insurance in the event that you need to cancel your stay. 

    If you need to cancel and can give us at least 4 week’s notice before your original  check-in date, we may be able to rearrange your holiday. If your dates move between seasons there may be a £25 administration cost incurred.

    If you need to cancel within 4 weeks of check-in, you can try to sell your holiday to friends or family and we will update the guest information. 

    We do not offer refunds or change of dates for Covid 19 related illness. 

    In the event that we have to cancel your stay we will notify you and discuss the alternative arrangements. 

  • Cleaning & Housekeeping - Bell Tents

    Housekeeping will clean the bell tents between each stay.

    We suggest that whilst in your bell tent, that you operate a no shoes policy, to limit the amount of grass and dirt taken in. This is to try to keep the inside as nice for you and other guests. However, we understand that this can not be practical all the time. We provide a wooden stage outside the bell tent, a door matt, and shoe stand, to help limit the outside coming in.

    You are responsible for leaving the bell tent in a tidy manner before you leave, including putting rubbish in the bins, if possible taking rubbish with you, tidying up games and books and washing up any dirty kitchenware. We ask you to ensure that kitchenware is properly dried before putting them back in the shelf storage unit, to remove dampness in storage boxes.

    A charge of £15 will be made for any bell tents that have been left in an unsatisfactory mess.

  • COVID-19

    If you test positive for COVID-19 we cannot offer you a refund. We recommend you take out suitable travel insurance to cover you, if you are unable to travel due to illness. We also ask you to be considerate to other visitors to the site, and to limit further infection. If you believe you or one of your party has COVID-19, please stay at home.

  • Damage

    Accidents happen, and if there is damage that affects us to a low financial amount, we will typically ignore the damage.

    If you or any of your party cause costly damage to a bell tent, the facilities or the property, or the site in any way, we reserve the right to collect payment from you to cover the cost of the damage.

    Damage can include but is not limited to…

    • Water damage 
    • Misuse of property and items
    • Burns including cigarette burns and smoke damage
    • Solar panels
    • Lighting

    Please report any damages to us whilst you are visiting by emailing us on the contact form of our website, so we can start rectifying the situation for the next guests using the facilities.

  • Loss & Theft

    We accept no liability for belongings that are lost or stolen on the site, including in and outside of tents, bell tents, or other facilities.

  • No Shows

    If you do not check-in on your travel dates we will not provide a refund.

    Please check your travel dates carefully. We are a small site, so if you turn up on the wrong dates we will not be able to accommodate you.

    If your travel plans change and you arrive within your booked period, this will be fine. In such an event, make us aware of your new arrival plans, so we know when to expect you.

  • Parking

    The site has the luxury of space, however be considerate when it comes to planning the number of vehicles you bring, and ensure when parking that you are not parking too close to other guests.

    For our bell tents, we have provided enough area around the tent for a car. Do not park outside someone else’s bell tent.

    If you bring two cars, consider parking the second car within the glamping field, away from the bell tents and other units.

    Vehicles are left at your own risk. We accept no responsibility for damage or theft on the site.

  • Payment Policy

    At the time of booking you will be asked to pay a 50% deposit for the entire cost of your stay, if 90 days before your visit.

    We will request the remaining 50% balance 14 days before your check-in date. This will be in an email with a link to our payment partner Stripe.

    If your stay is less than 90 days from the time of booking, we will collect the full payment at the time of booking.

    At the time of booking, you will also be asked to pay a security deposit. Please refer to the Security Deposit section of our Terms and Conditions for more information.

    If you do not pay the full balance 14 days before your check-in date, we reserve the right to cancel your booking.

  • Pets

    Within Bell Tents, there is a strict no pets policy, including dogs.

    In regards to traditional camping, we only allow dogs that are well behaved and well managed. In the middle of the countryside, our priority is to the safety of livestock. We also expect owners to respect other guests, and clear up any mess made.

  • Respecting the Location

    Guests stay with us due to it’s remote, natural beauty. So please help us keep it that way.

    Please dispose of your rubbish in the bins provided, or where possible, take it home with you.

    Please drive slowly when you are on the site to maintain the safety of yourself, our guests and any wildlife.

    Respect your neighbour’s privacy, and their experience of the site.

  • Safety First

    The site is based on a working farm, has numerous ponds and a river.

    Please respect any ‘No access’ signs.

    Please leave gates as they were found, open if open, shut if shut.

    Please do not paddle or swim in the ponds. This is for your own safety, as well as to protect the wildlife that lives in and around the ponds.

    Please take real care with the river. We recommend using appropriate safety equipment at all time.

    We reserve the right to ask you to leave the site, if you partake in irresponsible behaviour.

  • Security Deposit - Bell Tent & Tent Pod Guests

    The security deposit is always charged at the time of booking.

    Unfortunately not every visitor respects property as much as others.

    We have introduced security deposits in case bell tents or Tent Pods are left extremely dirty, property is damaged or missing, or guests do not comply with our Terms and Conditions.

    We aim to be as fair as possible, and rarely use the security deposit.

    If you are booking over 90 days ahead of your arrival date, you will be asked to pay the security deposit in the final payment. If the booking is within 90 days, you will be asked to pay the security deposit in your single payment.

    For security reasons we do not store credit card details to allow a later charge of the deposit.

    The security deposit is £100 for Bell Tents and £25 for Tent Pods, and for the majority of guests, is paid back within 7 days of the leaving date.

  • Smoking & Drugs

    We operate a strict no smoking policy inside any bell tents, tents, yurts, marquees, or bathrooms.

    This includes tobacco products and e-cigarettes.

    If you smoke outside, please be considerate to others, and dispose of any waste safely, and tidily.

    We also operate a no illegal drugs policy. If you are discovered taking illegal drugs, you will be asked to leave the site.

  • Travel Insurance

    We highly recommend that you take out suitable travel insurance for your stay.

    This will cover you in case your travel plans cause you to be unable to use your booking. In the unlikely event of property damage, it should also cover you for any cost of any damage you may cause during your stay.
